Got a minute?
Here’s what’s happening on Martha’s Vineyard today.
On this day in 2001, Thomas Patrick Brennan was born, son of editor George Brennan. Also on this day in 2020, the World Health Organization officially named the novel coronavirus, COVID-19. Today is National Make a Friend Day, which feels like a good sentiment going into the weekend. If your friend sent you this, sign up for yourself here.

Jabless fighting for jobs
Eleven employees of the Steamship Authority filed suit on Friday in Barnstable Superior Court attempting to block a mandate that they get the COVID-19 vaccine. The SSA implemented the vaccine mandate last month and employees have until Wednesday to get the jab or lose their job. The suit seeks an emergency injunction. Employees were given a $500 incentive by the SSA to follow the mandate. Reporter Brian Dowd has this story.

Threats made
Meegan Lancaster says she faced threats, including finding shell casings in her tote at work, because she drafted regulations that would essentially ban a synthetic playing field at Martha’s Vineyard Regional High School. Lancaster resigned as health agent earlier this week and on Friday told The Times the reasons behind her departure. Reporters Rich Saltzberg and Brian Dowd have this story. Meanwhile, the track project was back before the planning board. Reporter Lucas Thors has the update

Growing concerns
Climate change is certainly a growing concern on Martha’s Vineyard, but at a presentation on Thursday hosted by the Martha’s Vineyard Commission, Islanders got some pointers on how to transform their gardens to help mitigate the effects from increased stormwater runoff. This is the second in a series of climate change presentations hosted by the MVC. Reporter Eunki Seonwoo has the story.

Quote of the Day
"I don’t use Facebook that much. This is the one time I made a public comment. I worried for Meegan’s safety for the thrashing she was getting."
–MacGregor Anderson commenting on why he posted comments on Facebook, noting that had nothing to do with his decision to leave Oak Bluffs as an assessor

Hot Topic Comment
Richard J. Frances reacted to our Voices on Recovery series. "Brilliant! Brave. Takes on stigma, big challenges, and use of fresh air, truth, love, to heal addiction! Wonderfully!"

Hot Topic Letter
Two years ago Dawn Charters was reminding us to be careful of horses on the trails in the Manuel F. Correllus State Forest. "Recently I was riding the Derailleur trail, when about 25 yards away, a bicyclist suddenly came around a bend. My horse is very reactive and spooky, and was startled. The bicyclist stopped, got off his bike and pulled to the side so we could pass. I was thankful. As we exited the Derailleur trail by the corner of the airport, we came upon two more bicyclists who were quietly standing reading a map. Unfortunately, my horse was again spooked, spun, and started running in the opposite direction down the trail, dragging me along the ground behind him. My calves were bruised and I could not ride for a month."

Real Estate Confidential: Watch new-to-market carefully Sponsored

Real Estate Confidential is a weekly chit chat about new listings, sales, or other insider info on the Martha’s Vineyard real estate market, by Fred Roven, Martha’s Vineyard Buyer Agents. It appears each Friday in The Minute.

Watch new-to-market carefully...and with an open mind. With continuing low inventory and short days on market, watching for new listings becomes an all-important factor in buying. I have many conversations with frustrated buyers about the status of the real estate market. I remind them that in past markets several hundred days on market used to be common, and, on average, buyers would take eighteen months to purchase a property from the first time they consider buying a vacation home. Average days on market have been hovering around 50. There were 8 new-to-market properties and 6 signed contracts this week.

If you can wait for the market to settle, you can take your time looking and keep searching for the perfect opportunity. Although, my crystal ball tells me price increases will level off and higher mortgage rates are coming, which may add a slight drag, but without some catastrophic event, those prices keep going in one direction. Buying now may be the best option for many house hunters and, to be a successful buyer in this market, watching for daily changes in the market becomes crucial.

Buying now and finding a good opportunity might mean expanding your search criteria. Be open to stretching your priorities in terms of price, options, and, possibly most important, location. We are on an Island. Wherever you buy, you are not going to be very far from a beautiful beach or one of 6 Island towns. With that in mind, check out some of the possibilities with large homes on large lots outside of prime vacation locations but perfect for many years of enjoyment for generations to come and at below Island-average prices. Again, if you want to buy that vacation property now or you need to buy because of an Island employment opportunity, watch for new listings carefully.

Enjoy easy access to Lambert’s Cove Beach, Seth’s Pond and the Land Bank's Ice House Pond from this desirable and peaceful area at 510 Lamberts Cove Road. The North Shore affords larger lots and tall trees, and it's still just minutes from Vineyard Haven and also up-Island shopping. This spacious home features a first-floor bedroom plus a second en-suite primary bedroom. The high-ceilinged, walkout basement allows for expanding your options. A charming outbuilding is a great space for a writer's studio, a kid's club house, or a meditation space . . .

Alpaca-gram
Wouldn’t you be surprised if you opened up your front door on Valentine’s Day just to be greeted by a fluffy ball of fleece? Unlike their ornerier (and less adorable) cousin, the camel, alpacas are friendly and cuddly. Island Alpaca offers alpaca-grams for folks who want to wow their significant other with the best Valentine’s Day gift (or for pretty much any other occasion). Writer Gwyn McAllister has the story on this unique service that’s distinctively Martha’s Vineyard.
